PPB Properties monitors energy performance across its portfolio using the Building Energy Index (BEI), a recognised measure of building energy efficiency. For 2025, the Group has set BEI targets of 300 kWh/m²/year for shopping malls and 135 kWh/m²/year for office buildings, reflecting the different operational requirements of each asset type.

To improve energy efficiency, Energy Saving Measures (ESMs) were implemented at Cheras LeisureMall and Megah Rise Mall, the two retail properties with the highest energy demand. Key initiatives included optimising air-conditioning systems and installing Variable Speed Drives (VSDs) to reduce electricity consumption and improve operational efficiency.

Energy performance varies across properties due to factors such as occupancy levels, tenant operating hours and weather conditions. To drive continuous improvement, BEI targets are aligned with Energy Commission guidelines, while energy efficiency considerations are incorporated into asset enhancement and refurbishment programmes.
